The Buying Process

How the Search for Your Home Unfolds: Step by Step- The Buying Process

Initial Meeting and Consultation:

  • An initial meeting to do a preliminary needs and wants analysis. Perry has an extensive and vast understanding of various neighbourhoods in Toronto, and can make suggestions based on your preferences, price point, and things you value most in a neighbourhood. Buying a home is a process that evolves after seeing various homes in different neighbourhoods. We will work together to find the right fit for your needs and make sure it will meet your needs in years to come.
  • After determining which neighbourhoods you are most comfortable with, Perry will send you a list of recent sales for the area to help you get an idea of real market value – what has been selling and for how much. The listing price isn’t always a reflection of the selling price.
  • At this meeting we will discuss market trends, and how the offer process unfolds

Getting Pre-Approved:

  • Meet with a lender and get a pre-approval
  • Ensure you have a down payment of at least 5%. Typically buyers put down deposits of 5%-25% of the purchase price of a home.
  • Closing costs are an important factor to consider to ensure you have enough finances to facilitate a move. Provincial and Municipal Land transfer taxes are applicable in the city of Toronto and are payable on closing day. Also, Registration Fees, Legal Fees, Disbursements and other closing adjustments need to be factored in.
  • I can put you in contact with mortgage broker who can give you information about your approval and also explain some of the financing options available to you

The Search Begins

  • Perry will keep you informed of all new properties that match your needs as they come on the market by means of a tailor made search specific to the criteria we discussed at our initial consultation
  • Looking at homes on your computer is only scratching the surface - you need to get out and look at the homes to get a real sense of size and space and how the neighbourhood feels – perhaps even at different times so you get to really understand who lives in your neighbourhood
  • Perry will highlight the homes that best suit your needs and then coordinate with you the best time to see them

Your Offer

  • When you decide on a home that you would like to purchase, we will prepare the most competitive offer that you are comfortable with. Market conditions dictate whether the home will sell below the list price, at the list price, or will be part of a multiple offer situation. We will ensure that you get the home you want for fair market value and under terms that will protect you down the road

The Accepted Offer

  • When the Seller accepts your offer, you may have a firm offer or a conditional offer. If it is conditional, we will advise you on the next steps necessary to fulfill those conditions and will make recommendations of home inspectors, termite specialists etc. Once all inspections are complete and you are satisfied, a waiver is signed making this a firm contract.

Closing and the Signing of Loan Documents

  • On the closing date, once your lawyer is in receipt of your funds and the mortgage funds from the Bank, your lawyer will forward the closing funds due to the Vendor directly to Vendor’s lawyer. Be prepared to bring a cheque, insurance binder, and government issued photo ID to the closing. Your name(s) will be registered on title, you will then pick up your keys, take possession, and move in!!!
